citizen ship /tapu / permit
Tapu is the UK Equivalent of the Land Registration TR1 or Title Deed.
We will assist you in obtaining your deed (TAPU) in your name. The steps to acquire the title deed are as follows: (When you grant power of attorney to our contracted lawyers, they will handle all these stages.)
Tapu is the official document verifying ownership of a property.
The title deed license is an official document issued by the land registry office that demonstrates ownership of a specific portion of land or the independent section constructed on it.
Once the required documents, inspection fees, and local government Tapu fees are communicated to the land registry office via triple SMS and payment is made, the title deed certificate for the real estate is received.
Documents required for the title deed include:
Buyer's Tax Number, Passport Copy and Translation, Expertise Reports, Seller's ID card or Passport, Fair Market Valuation (independent inspection).
Steps to obtaining the title deed:
Step 1: Determine who will pay the title deed fee (Buyer).
Step 2: File with the local municipality and pay the applicable property tax.
Step 3: Make an appointment at the General Directorate of Land Registry (tapu office).
Step 4: Pay the required fees.
Step 5: Expertise report. When applying for the title deed a report determining the value of the property is obtained. This report is prepared by an independent person determined by the land registry office.
Step 5: Both the buyer and the seller must appear at the Land Registry for the appointment. The final payment will then be sent to the buyer's lawyers. The real estate price will be paid to the seller during the title deed transaction appointment.
The title deed transfer process typically takes 3-5 days.
Residence Permit (local id) & Citizenship (passport)
The legal process for securing residence permits and citizenship is complex. Thus, lawyers will offer guidance during the sales phase, and applications can be submitted for clients upon request. This procedure has recently undergone several changes.
Presently, if you purchase a property with a local ID valued at $200,000 or a citizenship valued at $400,000, you may be eligible to apply.
When is the property legally ours?
The property legally belongs to the buyer when the title deed is registered, but the process can be slow or rapid depending on the efficiency of official institutions.
